As a realtor, virtual staging saves thousands of dollars in renting furniture and allows a seller of a vacant property to display the home with a variety of different looks to appeal to a wide range of buyers: Modern, Traditional and Transitional. Buyers often find it hard to imagine their own contents in an empty space. Virtual staging helps purchasers visualize their dreams.

Here is an image of one of my listings which was vacant. The view was absolutely stunning but the empty interior was drab and uninspiring. Potential buyers searching on MLS might pass it by because there is no impressive content to grab their attention.
The solution was to create three digital interiors to attract buyers and show them a variety of interior possibilities.
I am happy to report that this property sold at a record-breaking price in a very short time!
The process involves hand-picking designer content and accessories the reflect a traditional style. Each Element is carefully placed to scale. The objects are then manipulated for lighting, shadowing and perspective.

This vacant rental apartment below was virtually staged with the future resident in mind, most likely a student, young professional single, or mature empty-nester. Because the space was small, the staging depicts the multi-purpose versatility of the living area.
The vacant Living Room below was virtually staged to provide the the viewer with an updated concept for a 30-year old condo unit. Conceptual inspiration was more the goal than photographic realism. The mirrored ceiling was eliminated and the original dated floor was muted with a virtual carpet.

I recently listed a huge, 3 bedroom luxury condo where the owner had moverd overseas. The empty rooms looked stark, abandoned and uninviting. Often, buyers have a hard time invisioning a finished product. Staging was the logical answer to add appeal to the soulless suite. Adding furniture, accessories and lighting can turn an ordinary room into a stunning showcase.

Viola! The transition was amazing. The dull and empty rooms now look elegant and inviting. The rounded furniture was chosen to harmonized with the curved architecture of the livingroom, Notice, the window treatment was also virtually staged to illustrate to buyers how low-floor street views could be enhanced and neutralized. With some skillful computer wizardry, the photo above shows how a simple application of window film could potentially add privacy and beauty.
